Indiana Avenue is a single-story commercial retail building designed in the heart of one of Salt Lake City’s west side neighborhoods. Awarded through a competitive RFP process by the Salt Lake City’s Community Reinvestment Agency (CRA), the project had to meet both the vision set out in our winning proposal and the detailed requirements of the site’s zoning.

From the start, we worked hand-in-hand with the client, CRA, city planners, and our broader design team to align community goals, regulatory standards, and the project budget. The process required balancing the city’s expectations with the realities of the site—maximizing buildable area while preserving open space and creating a welcoming street presence for pedestrians.

The design embraces a human scale. A central courtyard draws light into the building, offering a comfortable and flexible gathering space for visitors and community events. Locally adapted landscaping, all-electric systems, and rooftop solar panels support long-term sustainability while reducing operating costs. Parking is tucked to the side and back to maintain an active, walkable frontage that encourages foot traffic for retail tenants.

By bringing the right stakeholders to the table early—and keeping them engaged through every step—we delivered a project that meets the CRA’s goals, strengthens the neighborhood, and sets a standard for how small-scale commercial development can support local business and community life.
